Good Morning Mission!

Dolores Park, 03.08.14 by Gerard Livernois

It is 6:40 a.m., 51° and headed to 67° but I bet it will be warmer. Details for the next 10 days are here.

Looking and Eating. If you are in the mood for an eating tour based on HBO’s “Looking,” you’ll find your map here at Curbed SF. As you’ll see, much time is spent in the Mission.

Floor plans at Vida. Curbed SF also has the floor plans for the eight-story condo development that was once Giant Value.

Vida’s architect, Kwan Henmi, describes the future units as “small” and “meticulously-designed.” They range in size from a 494 square foot junior one bedroom up to a 1,521 square foot two-bed, two-bath. Each condo will include Bosch and Bertazzoni kitchen appliances, while the building will feature a garden deck with views from Twin Peaks to Bernal Heights. SEE THE PLANS.

I really wonder if this will work. They are awfully small, but maybe that is better. Less junk, more apartments.

Muni and Tattoo. Muni Diaries has the photo and the story behind it.

The Vida sales office will open soon and that should give us a good idea on pricing. If recent new units on Valencia are a guide, we’ll see prices at well over $1,000 per square foot, and the larger units should be closer to two million than one.

Not all units have parking though, which is odd and those might be harder to shift. Still, it’s an architecturally-interesting signature building and people will want to be part of the first real new wave of the new Mission Street.

    The future has arrived.
