As Curbed SF reports, the 18-unit condo building currently being constructed on 20th and Valencia launched its website and begins preregistration today. While the website is fairly humble, Curbed thinks the prices for the condos will be anything but:
The condos are a mix of two- and three-bedrooms and average 1,300 square feet of space. There will be floor-to-ceiling windows, balconies, and a common roof garden. Eight of the condos are designed as two-level penthouses with an additional private roof deck topping each unit. All of the penthouse-style floor plans have three bedrooms and average 1,565 square feet. Although everything about V20 so far has been quiet and understated, we have a feeling that the pricing—which isn’t out yet—will be a different story.
Given our interest in retail vacancies in new mixed-use developments, we found this storefront rendering particularly interesting:
Nice of whoever produced this rendering to think about promoting the arts and the youth, but what exactly is Mission Kids Art? What do they sell there? The art on offer looks pretty conceptual: a vacant space surrounded by gray walls.
“Mission Kids” is a co-op pre-school on South Van Ness. Perhaps their using the space to show the kid’s art?
Great to see some more housing supply being added to the Mission. Although Daniel, I think you might be overanalyzing an architect’s mockup.
Yes, and especially great because these are high-end units. I’d guess these units will market for between 1.5 million and 2 million.

And the unique style (notwithstanding identical architecture from Dolores Street to China Basin) will hopefully rid the southern half of the city of all SF character and charm.
